The project for Oxford Holdings at 47 Camp Street Queenstown was to originally involve a single level addition and structural strengthening of an existing 1980s building.  Through some investigation of the QLDC operative and proposed district plans it became evident that we could apply for a Resource Consent for two additional levels to the existing building testing new height limits as couched in the proposed district scheme.

JCY worked with the owner Oxford Holdings and the tenant, Jucy Snooze to tailor the new design to suit Jucy’s requirements for visitor accommodation and hospitality.  Initially the design submitted for Resource Consent showed the additional 2 levels and modernized the 1980s aesthetic of the existing building.

Through the development of the design it became apparent that the structural strengthening of the building was considerably more involved than initially conceived.  A scheme B was devised for demolishing the existing building and providing a purpose built new building to the new height established through the Resource Consent.

The revised design was not constrained by the previous building’s plan and form.  The simplification of the plan gave a greater occupancy although it was similar in area to the previous scheme.  The resultant design is simple modern architecture.  The materiality is timeless and with a nod to the vernacular materiality of Central Otago buildings through the use of schist stone, board marked concrete and profiled sheet metal.

Jucys accommodation makeup consists of clusters of 8 x pod rooms to the lower 3 levels and self contained rooms to the upper floors over.  Total guest accommodation numbers are 278 at max capacity.  There is a 170 Sq.m. hospitality offer on the top floor with unimpeded views out over Queenstown to Lake Wakatipu and up to Bobs Peak.  There is a self check in reception at the lower ground floor level accessible directly off Camp St.  Other amenities are provided, such as Jucy travel office, bag storage, guest laundry and kitchenette.  Jucy Snooze opened mid April 2018 to strong customer demand and positive feedback.
