City fringe building for Mansons TCLM Ltd at 162 Victoria St. The frontage of the site is north facing and presents itself to Victoria Street. The site is bounded by existing neighbouring buildings. The building involved the construction of a five level office building.
The form of the building consists of concrete tilt panel walls to the side boundaries with high performance double glazed facades provided to the North and South edges and complemented by a large central atrium which is the buildings key design feature.
The atrium allows controlled light to penetrate into the internal office spaces / void containing the central circulation elements. Pedestrian bridges connect the offices spaces horizontally. The front facade is broken down into modulated elements with the left side tilt slab panelling punctuated with modulated glazed slots.
The central area is floor to ceiling high performance glazed curtainwall overlaid with a weave pattern of frosted glass elements and aluminium louvre blades. The right section of facade is bordered with an alupanel frame element containing vertically patterned aluminium blades. A highly glazed retail space is provided to the right of the entry ramp.
The lowest basement contains cycle facilities, staff showering and changing facilities for the building occupants. The 4th floor level space is given over to a large outdoor deck providing a high level of amenity to this floor. The plant room is integrated into the roof level above. NLA = 8,000 Sq.m.
Construction completed in 2012.
