Eastbourne Road House Upgrade
The residential upgrade project is located on Eastbourne Rd, Remuera. Project is the alteration of the ground floor living spaces and redesign of the existing north facing exterior courtyard.
The existing house is a substantial heritage style two storey bungalow with a separate adjoining self-contained house creating a private enclosed north facing outdoor space. This existing outdoor space consisted of a small deck with a lower pool and paved courtyard set down a significant distance in height. The differential in heights of these area and small area of usable decking meant this substantial north facing courtyard space was not able to be used to its full potential. This north facing area receives all day sun and has generous views out to Rangitoto and the Hauaki gulf beyond. The owner's brief was to create an upgraded outdoor living area suitable for extended family gatherings and hosting events.
The alterations to the existing ground floor house straightened up the ground floor house facade allowing the incorporation of a large opening consisting of three new double glazed wooden stacking sliders. This allowed the reconfigured ground floor kitchen, dining and living spaces to flow seamlessly onto a new and enlarged outdoor deck area. The reconfigured deck space allows ample outdoor seating and allows outdoor dining area. This outdoor dining area is covered in a new operable Louvre roof system connected back to the existing upper level outdoor deck. It assists in defining the outdoor dining space and provides suitable sun and weather protection when required.
The existing pool and lower paved area was removed and built up with a heavily engineered piled paved concrete slab floor. This raised patio provides a well-connected lower seating area, flanked on its eastern face with a feature outdoor fireplace element complete with built in wood storage. The new lower paved patio and extended upper deck are connected with wide stairs that allow the two spaces to seamlessly connect to one another. |
